Mountain Lakes is one of the more architecturally consistent communities in Northern New Jersey, by deliberate design. Developer Herbert Hapgood built the borough between 1910 and 1923 as a planned lake community, and most of his original homes — distinguished, stucco-clad, deep-eaved — still stand. The result is a residential streetscape that reads more like a curated estate village than a typical suburb.
The borough sits around a chain of lakes (Mountain Lake, Birchwood Lake, Crystal Lake, Sunset Lake) that residents can use for swimming, sailing, and lakeside dining at the Mountain Lakes Club. Lake rights pass with the home; lots without them carry an asterisk.
Top-ranked schools, Mid-Town Direct rail service to Penn Station, and a steady premium on Hapgood originals have kept this market consistently strong through cycles that rattled other Morris County submarkets.
