The Smoke Rise gated community in Kinnelon currently holds 15 homes for sale or under contract. That is more active inventory than we have seen inside the gates in more than three years — and the mix tells a specific story about who is buying, who is selling, and what the mid-2026 Smoke Rise market actually looks like.

The current Smoke Rise inventory

Here is the reality of what is on market behind the gates right now:

The price spectrum matters. Smoke Rise homes for sale in mid-2026 span from classic 1960s ranches on standard lots at the low end, through custom-built colonials and contemporary homes in the $1.2M to $1.8M range, up to premier lakefront estates on West Shore Drive commanding $3M-plus.

Two markets inside the gates

What is most useful for both buyers and sellers to understand is that Smoke Rise is currently functioning as two separate markets at the same time.

The under-$1.5M tier. Well-maintained homes on standard lots, 4 to 5 bedrooms, ready to move in. These are still selling quickly, often at or near asking, with buyer competition strong. The buyer here is typically a family relocating from out of state, a Manhattan buyer stepping out of the city, or a younger Smoke Rise family moving up from a starter home in the community.

The $2M-plus tier. Lake-frontage properties, larger acreage, custom builds, and the architecturally significant homes Smoke Rise is known for. This segment moves more slowly and thoughtfully. There is no shortage of buyer interest, but the buyer is decisive on a single property after a long search rather than reactive to listings as they appear.

The Smoke Rise buyer over $2M is not browsing. They are looking for one home, and they will wait six months for it. That is a different dynamic than the rest of the Kinnelon market.
