The North Jersey luxury real estate market delivered another strong month in June 2026. Median home prices climbed year over year across all four counties we track, closed sales expanded, and inventory tightened in most premier submarkets. Here is the county-by-county read from GSMLS data through New Jersey REALTORS.
The June 2026 headline
Sellers continue to hold the leverage. Across Bergen, Passaic, Morris, and Sussex counties, buyers paid an average of 103.3% to 107.2% of list price. Days on market compressed in most markets. Months of supply is at or below 3.0 in every one of our tracked counties, meaning inventory is being absorbed faster than new listings arrive.
The North Jersey luxury story in mid-2026 is simple: consistent price growth, tight inventory, and buyers who move decisively when the right home comes to market.
Bergen County
Bergen County posted a median sale price of $946,000 in June 2026, up 7.3% year over year on 584 closed sales (+13.0%). Sellers received 105.5% of list price on average. County-wide inventory tightened 3.8% to 2.5 months of supply.
Premier Bergen County markets like Franklin Lakes, Alpine, and Saddle River price well above the county median. Franklin Lakes alone posted a $2.1M June median (+5.0% YoY) on 13 closed sales.
Passaic County
Passaic County saw median prices rise to $640,000 (+2.4% YoY) on 194 closed sales (+16.9%). Buyers paid 107.2% of list on average. Months of supply held flat at 2.4.
Wayne and Bloomingdale drove Passaic County's premium pricing. Wayne posted an $875,000 June median (+11.0% YoY) with just 19 days on market. Bloomingdale held at $625,000 median (+2.7% YoY).
Morris County
Morris County continues to lead North Jersey on activity growth. The county median hit $815,000 in June (+1.8% YoY) with 429 closed sales (+14.1%) — and just 22 days on market on average.
The county's premier markets set records. Mountain Lakes posted a stunning $1,890,000 June median, up 45.4% year over year on 4 closed sales with a 7-day average time on market. Montville crossed the $1M threshold to $1,110,000 (+21.3% YoY). Boonton Township jumped to $1,149,000 (+22.6% YoY), confirming premium pricing for acreage estates.
Inside Kinnelon, the YTD median through mid-2026 sits at $927,705 (+14.9% YoY), with the Smoke Rise gated community continuing to lead luxury pricing behind the gates.
Sussex County
Sussex County posted the largest closed-sales gain of any county we track: 170 closed sales in June 2026, up 30.8% year over year. Median price held at $488,500 (+0.7%). Months of supply tightened 21.6% to 2.9. Lake community and equestrian estate demand continue to drive Sussex County activity.
What this means for sellers
The June 2026 data reinforces what we have been telling clients since spring: a well-prepared, correctly-priced luxury listing in North Jersey has an exceptional probability of selling at or above asking within 30 days. Sale-to-list ratios above 105% mean multiple-offer dynamics remain common in the most desirable pockets.
Three variables continue to separate the fast closings from the slow ones:
- Presentation. Move-in ready homes trade at a widening premium versus dated inventory.
- Marketing depth. The buyer for your specific home exists. The question is whether they see your listing during the four to eight weeks they are actively shopping.
- Pricing discipline. Overpricing costs you the critical first thirty days of buyer momentum. Correcting later almost never recovers that traction.
What this means for buyers
For buyers, the opening in mid-2026 is in the mid-tier of each market — homes that are too large for the family stepping up and not iconic enough for the buyer with no ceiling. Those properties are seeing longer days on market and real seller flexibility. The truly distinctive homes, particularly gated-community listings and lake-frontage properties, remain competitive.
Buyers in the $2M-plus tier should be looking off-market as well as on. Many of our team's most significant transactions this year never appeared on public portals.
Looking ahead
We expect North Jersey luxury real estate to hold its current trajectory through Labor Day, with modest inventory expansion as fall listings come to market. Pricing should stay firm in the entry and mid-tiers, with continued price discipline required at the upper end.
